We just closed a Las Vegas Short Sale on 6334 Viking Rd in the Spring Valley area. The home in Las Vegas had been quite a challenge. It took quite some time and as expected on short sales, we lost several buyers along the way. Like they say the third time is a charm.

We had 3 buyers and actually 2 approvals! The buyer walked after the first approval and we had to start from scratch. The 2nd approval took about 2 months to get. It can be very frustrating for a buyer to wait the short sale process out. We are very grateful to the buyer and his agent for their patience.

The short sale sale process can be frustrating for the sellers as well. The bank will always require updated information on the file. This means updated checking statements and paystubs etc. If you are doing a short sale on your Las Vegas Homes, just be prepared to keep good records and save all of your paystubs and you can even be proactive by sending them to your Las Vegas Realtor on a regular basis.

This file did have a curve ball at the very end. The property had been recorded and was closed. The title company had made a small change on the HUD where a buyer fee of $300 was changed on one column and moved to another on the final settlement statement. The short sale lender had it approved in one column and when they saw the final settlement statement, it was in another.

The lender had threatened to send the wire back and reverse the sale. This is a good lesson for all involved that you need to be sure nothing has been changed and be sure if you are selling your home in Las Vegas, you are using an experienced Las Vegas short sale agent!
